Version 2026-10-24 · Effective 24 October 2026
Roomats is run by Augmetic Infinite LLP, a limited liability partnership registered in India (GSTIN 24ABPFA7903A2ZQ) (“we”, “us”). It runs roomats.com, a place to find rooms, flats and homes to rent and people to share them with. These terms are the agreement between you and us for using Roomats. By creating an account or signing in, you agree to them, to our Privacy Policy and to our Community Guidelines, which are part of these terms.
Browsing listings doesn't need an account. Contacting people, listing a place, joining groups and messaging do.
You sign in with your mobile number and a one-time code, with your Google account, or with your email and a password. Keep them secure: anyone who can receive your codes, use your Google account or knows your password can sign in as you. A verified mobile number is needed before you post or contact other members (for now we can verify Indian numbers only); in Canada, a confirmed email address does instead. If you think someone else has access, use Settings → Sign out everywhere, change your password, and contact us at support@roomats.com.
You're responsible for what happens on your account. Tell us promptly if you notice activity you didn't do.
Everything you put on Roomats — your profile, listings, homes, rooms, availability and anything you submit for verification — must be true and yours to share. In particular, don't:
Roomats is for owners and tenants dealing directly with each other, and that is free. Brokers, agents, agencies and anyone else who charges a fee or commission for introductions or for arranging a rental may not use Roomats to do so, whether openly or by posing as an owner or tenant. The one exception is an approved Roomats Partner, working through Roomats as described in section 6.
We look for patterns that suggest broker activity (such as many listings across many areas, or the same listing copied repeatedly). A person on our team reviews before we act on an account. If anyone asks you for a fee outside Roomats, please report them.
This section applies only where Roomats Partners are offered. That is a small and growing number of Indian cities, opened one at a time by our team. It is not offered in Canada or in any other country, or in an Indian city that hasn't been opened. If you can't see the option to ask for help, it isn't available where you are.
What a Roomats Partner is. An independent person, not our employee and not our agent for any purpose beyond what is described here, who works with Roomats under the Partner Agreement. Our team checks a partner's identity (a PAN and one other ID) before they start. Being approved by Roomats is not a government licence or registration, and we don't say otherwise. A partner can't bind you, sign anything for you, or give legal advice.
What a partner does and doesn't do. A partner can help you find or let a place: show you places, arrange visits and keep the conversation moving in a deal chat on Roomats. A partner doesn't collect or hold rent or deposits (those pass directly between tenant and owner and never touch Roomats), is not the owner or the tenant, and doesn't guarantee that a place is available, as described or suitable. The tenancy itself, including the agreement, deposit, registration and any police verification, stays between the tenant and the owner.
It is always optional. You ask for help yourself, from a listing or from search. Our team offers your request to a partner and the partner can accept or decline. You can withdraw at any time, and you can ask for a different partner once for free. Everything on Roomats works without a partner, and going direct stays free.
Fees. The fee for a partner's help is shown to you before you agree, in rupees with GST on its own line, and is locked when you ask: a later change to the fee schedule doesn't change it. The current schedule is on Partner fees. Only the side that asked for help pays, and tenant and owner together never pay more than half a month's rent plus GST; flatmate matches and renewals are always free. During the pilot, fees are waived: nothing is charged. Before any fee is charged we will publish its refund and cancellation terms (see Refunds & delivery) and give notice of the change here and in Roomats. When fees start they are paid only through Roomats, never in cash and never to a partner.
Contact details. A partner never gets your phone number or email, and a deal chat can't carry phone numbers, emails or links. Tenant and owner can share contact details with each other, if they both choose, only after the deal is locked. Our Privacy Policy says what a partner can and can't see.
Owners. A partner can only tell an owner that they can help with a vacancy. Nothing about your place is made public, and no listing is made, unless you approve the request from your own account. Any listing made that way is yours, and you review and publish it yourself. You decide how long the approval stands (14 to 60 days; 30 by default). You can end it at any time, and your listing then stays up as a direct listing.
Conduct. Partners follow the Community Guidelines and the Partner Agreement. Don't ask a partner to take money outside Roomats and don't try to avoid a fee that applies by moving a deal off Roomats. We may end a partner's access, and we may restrict yours if you do. Report a partner from their listing or profile, or through Help.
Problems. If something goes wrong with a partner or a deal, tell us through Help or at support@roomats.com. We follow the complaint timelines in Law, disputes and contact. Your rights as a consumer, and the terms in the Assisted Rental Service Terms, apply to this service.
If you list a place you confirm you own it or are allowed to rent or share it, and that the listing is accurate and kept up to date — pause or remove it when it's no longer available.
If you're a tenant offering a room in a place you rent, you confirm your own rental arrangement lets you do so. Whether subletting or sharing is allowed is between you and your landlord; Roomats doesn't check.
If you're looking for a place or roommate, describe yourself and what you need honestly.
We provide the place to find and talk to each other. We are not a party to any agreement between members, we don't own, manage or inspect listed places, and we never handle rent or deposits, which pass directly between members. We are a party only to our own services: the optional Featured boost and, where it is offered, the Roomats Partner service (section 6). That means:
You message someone after they accept your connection request. Your phone number is never shown to other members unless you choose to share it in a conversation, and you decide who gets it. Blocking someone stops them contacting you or seeing your profile and listings.
Don't send spam, bulk or unwanted messages, or use contact details you get through Roomats for anything other than the conversation they were shared in.
After a request about a room or home is accepted and you've both written in the chat, you can each review the other: one to five stars and a few words. A review stays hidden until the other person writes theirs, or for 14 days, and is then shown to signed-in members on the profile of the person it's about. The person reviewed can reply once.
Your review must:
A review is its author's opinion, not Roomats'. You can take your own review down, but not edit it. Anyone can report a review; if it breaks these rules we may hide it, and we never change what someone wrote. Reviews don't decide anything about an account on their own, and we don't turn them into a trust score.
Everything on Roomats is free except two optional things: the Featured listing boost, and, in the Indian cities where it is offered, a Roomats Partner's help (section 6; waived during the pilot). The Featured boost: for ₹99 (Indian rupees, shown before you pay), one of your live listings appears in the Featured row at the top of matching search and area pages, labelled as paid or promotional placement, for 7 days from the moment you pay — or, if a boost is already running, for 7 days after it ends. It's a one-time purchase; nothing renews by itself. For now it's available for listings in India only. We may also feature listings free of charge as a promotion (for example, for our first listers); they appear in the same row, with the same label.
Payments are processed by Razorpay, and their terms apply to the payment itself. We never see or store your card, UPI or bank details.
Featuring helps people see a listing; it doesn't guarantee requests or a match, and it doesn't change these Terms: a featured listing must follow them and the Community Guidelines like any other. If we remove a listing for breaking them, its boost ends without a refund. Cancellations and refunds are covered on Refunds & delivery.
The Roomats Partner service and the Featured boost are separate purchases: buying one never requires or includes the other. We may change fees, but a change applies only after we have published it on the fee schedule, with notice in Roomats, and never to a fee you were already quoted.
You own what you post. So we can run Roomats, you give us a non-exclusive, royalty-free licence to host, store, resize, display and share your content on Roomats and in search results and previews that link back to it (for example, showing a listing's cover photo on Google), for as long as it's on Roomats. The licence ends when you delete the content or your account, apart from copies we must keep for the reasons in our Privacy Policy.
The Roomats name, logo and website are ours; please don't use them without permission.
Anyone can report a listing, profile, message or review. We review reports and may remove content, warn you, restrict what you can do, suspend or permanently ban your account if you break these terms or put others at risk — and we may do so without notice where safety requires. Decisions about an account are made by a person, not automatically.
If you think we got it wrong, email support@roomats.com with your account's phone number and what happened. We'll look again.
You can delete your account at any time in Settings → Your data. What we remove and what we keep (and for how long) is explained in the Privacy Policy. We may also close accounts that have broken these terms.
Roomats is provided free of charge and “as is”. We work to keep it safe, available and accurate, but can't promise it will be uninterrupted or error-free.
To the extent the law allows, we're not liable for what members say or do, for agreements between members, or for indirect losses. Nothing in these terms limits liability that can't be limited by law, including your rights as a consumer.
If we change these terms, we'll publish the new version here with a new version date and show you a notice in Roomats summarising what changed. Accepting it, or continuing to use Roomats after a change, means you accept the new version; if you don't, you can delete your account.
These terms are governed by the laws of India. If you have a problem with Roomats, please contact us first at support@roomats.com — most things can be sorted out quickly. We aim to acknowledge complaints within 24 hours and resolve them within 15 days.
If you live outside India, you keep any protection the law where you live gives consumers that can't be set aside by agreement, and you may bring a claim in the courts where you live if that law allows it.
